Challenge
How to design an open floor plan kitchen and include a two-phase remodeling project that utilizes both structural and design elements into a multi-level renovation. The first phase is to create a new master bedroom closet on the second floor that utilizes the unfinished and unused space above the garage. Structural load bearing columns needed to be incorporated into the design, but unfortunately those columns extend through the second-floor space (the newly designed kitchen) to rest on new footings in the basement. A new high end custom kitchen with upscale appliances, ceramic tile, and granite tops, combined with a new open floor plan were all challenges for the design team and production staff to solve.
Solution
Removing the load-bearing walls between the kitchen and dining room and then installing a laminated veneer lumber (LVL) beam in the ceiling now helps to create the open floor plan that the client’s originally requested. The (LVL) created the freedom to add a coffered ceiling to not only hide the structural requirements but also to add a unique design opportunity. A coffered ceiling has boxlike recessed areas between beams; historically this was a way to lighten the load of heavy stone ceilings in Greek and Roman architecture. The ceilings were then created and the panels and beams were trimmed out with two-part crown molding. The structural columns or posts needed for this master bedroom closest are then masterfully placed into the kitchen design utilizing the cabinetry and island locations for great flow and practicality. Finishing touches include white custom cabinetry, LED under cabinet lighting, two large granite-topped islands, custom glass cabinet doors, and a stunning ceramic tile backsplash. Upgraded professional appliances and toe kick lights are just a few of the high-end amenities throughout this now very spacious kitchen.
